Requests and confirmation
Sending the contact or booking form creates an enquiry only. It does not reserve dates and does not require either you or the hosts to complete a booking. A reservation becomes binding only when the hosts confirm the availability, total price, payment and cancellation conditions in writing and you complete the stated acceptance or payment step.
Prices and payment
Any calculator result is an estimate based on the rates currently stored on the website. The written offer from the hosts states the final price, currency, included taxes or charges, deposit, balance and accepted payment method. Do not send payment-card or bank credentials through the public message fields.
Changes and cancellation
The change, cancellation, no-show and refund conditions included in the written offer apply once that offer is accepted. Accommodation reserved for specific dates is generally excluded from the EU 14-day withdrawal right. Nothing in these terms limits consumer rights that cannot lawfully be excluded.
The stay and guest responsibilities
Guests must provide accurate details, follow the occupancy limit and the house or safety rules supplied before arrival, respect neighbours and use the property with reasonable care. Guests should review the disclosed access information, including the final pedestrian path to the villa, before confirming. Responsibility for loss or damage is determined by the confirmed booking terms and applicable law.

We take reasonable care to keep availability, prices and property information current, but calendar synchronisation or publishing errors can occur. The hosts' written confirmation controls if website information conflicts with an accepted offer. Croatian law applies, while any mandatory consumer protections available to you remain unaffected.
